Three first-party sources agree the house takes 125 guests, and they say it identically on the events page, the inn FAQ and the media fact sheet. The Event Lawn and the City-View Terrace each carry that same 125. What no venue page mentions is the inside of the building: a marketplace listing records indoor seated capacity as zero and indoor cocktails at 50. There is no room here that seats a wedding. Two first-party pages also give the floor area as 4,100 and 4,200 square feet respectively, and neither explains the difference.
A 2019 post on the inn's own blog quotes $7,500 to $9,000 by guest count. That is the only figure the operator has ever published and it is seven years old. Since then a directory has printed $15,000 to $25,000 an event. A second gives roughly $15,000 for ceremony and reception across six hours, with a $18,810 starting estimate at 50 guests. A third lists a $17,000 opening site fee against $12,500 peak and $10,000 off-peak. The three recent listings cluster between $10,000 and $25,000. Treat the middle of that as the negotiating room and get the figure written down.
The 2019 first-party post says couples may pick from a preferred list or bring their own for an extra charge, with the charge unstated. One marketplace calls catering exclusive to the venue. Another calls it a preferred list. A third calls it in-house. That is four sources and three answers on a question that decides five figures of a budget, and the only answer from the operator itself predates all of them. Alcohol is similarly muddled, described variously as bring-your-own and as supplied by whichever caterer the couple picks, with the venue silent.
The inn's media fact sheet puts the property open September through May and closed for June, July and August. A directory listing extends availability into June and sets event hours at noon to 10pm. A couple wanting a June date needs that resolved on paper. Two operator websites also sell this same venue in parallel, on different domains with different phone numbers, and the older domain's weddings URL returns a 404. Rooms at the inn run $395 to $750 a night across seventeen bedrooms in two villas, breakfast and evening wine included.
A couple of about 100 guests who want a documented 1925 house on a hillside, who can absorb a marquee if the weather turns, and who have nobody in the party using a wheelchair. The restrooms are not accessible, access to the house is described as limited by two listings, and it sits above the inn on a slope reached by golf cart. Anyone needing certainty on price before touring should expect to negotiate from a very wide band.
