Everything happens outside

Indoor event capacity here is recorded as zero, seated and standing alike. This is a private estate on 7.74 acres where the whole wedding happens outdoors, and the $8,900 people quote is a Friday noon to Sunday 3pm weekend block rather than a day rate, so it cannot be set against a hotel site fee.

North Indio, whatever the listings say

Its address is 79665 Avenue 38, Indio, postcode 92203, printed on the estate's own website and matched by one directory listing. This is not Palm Desert. One directory even prints a different Indio postcode across its own header. Placement matters more than usual because the applicable noise law depends on it. A city location puts the municipal code and the city special-events office in charge. An unincorporated parcel would instead fall under the county ordinance barring amplified sound and live music after 10pm. The parcel's incorporation status rests on a single property record and was not checked against county mapping, so verify it before relying on any music end time.

What the weekend block covers

The published figure buys the exterior of the property plus the guest house from Friday noon to Sunday 3pm, together with use of the main house interior. That covers rehearsal, setup, the wedding itself and Sunday teardown or brunch inside one fee, which is a genuinely different product from an evening in a ballroom. Room tax, a cleaning fee and city permits are all named as additional costs and none of the three carries an amount. Lodging is quoted by one source at $2,950 nightly against a two-night floor, and by another at $2,750, with sleeping capacity given as ten by the first and up to seventeen by the second across the same four bedrooms. Whether that nightly charge stacks on top of the weekend rental or restates it is not resolvable from anything published, and the difference is around $5,500.

Bring your own everything

Catering is bring-your-own and so is alcohol. The estate sells no food, no bar and no staff, which means most of a real budget sits with vendors it does not price, and it also means the licensing and liability questions land on the couple. A private property with no on-premises licence and guests being served drinks raises whether a one-day state licence is needed if anything is sold, whether a licensed and insured bartending service is required, and who carries host liquor liability. Not one of those is addressed by the estate or by either directory. The venue does offer a referral list covering coordinators, caterers, entertainment, designers and florists, and no source says using it is compulsory.

A listing that came and went

The property was offered for sale at $4,000,000 from 10 November 2025 and the listing was withdrawn on 5 August 2026, three weeks before this research was done, with no transfer recorded since a 2017 purchase. That is not a closure and should not be read as one. It is a straightforward reason to ask, in writing, what happens to a contract if the property changes hands, particularly for a date far out. The venue's own site is a template with placeholder page slugs, no dated content anywhere, and no wedding information page at all beyond galleries and a form.

The verdict

Suited to

A couple running a three-day desert weekend who want the property to themselves, who are bringing their own caterer and their own alcohol, and who are prepared to contract a marquee independently if weather or heat requires one. Unsuited to anyone marrying between May and October who expects somewhere to retreat to, and unsuited to anyone who wants the venue to price the day, because it prices nothing at all.
